Because we are based in Sanford, many of our projects are close to home. We work in older homes, newer subdivisions, townhomes, and remodels where the existing substrate is not always perfect. On tile jobs in Sanford, we pay close attention to slab condition, moisture areas, shower waterproofing, and layout before tile is set.
KV Tileworks is based in Sanford, FL 32771. This is where we operate, where we are accountable, and where every job we take on locally carries a little extra weight. We serve homeowners throughout Sanford and all of Seminole County, from the neighborhoods along Lake Monroe to the subdivisions on the north and east sides of the city.
Lake Forest Area — Full Master Bath Remodel
Material: 24x48 porcelain slab walls, 12x24 floor tile
The home had original 1990s tile over a mud bed substrate. We assessed it during the estimate visit and demo'd to slab. Custom niche and bench were built in as part of the scope.
Historic Downtown Sanford — Shower Conversion
Material: Marble-look porcelain, hex mosaic floor
Older home near Lake Monroe. The slab showed some moisture history. We dried it out, primed, and built the waterproofing system properly before tile went down.
SR 46 Corridor Subdivision — Whole-Home Tile Flooring
Material: Large-format 32x32 porcelain through living areas and all bathrooms
LVP removal throughout plus a bathroom gut remodel in the master. Single scope, single contractor, cleaner result.
Being based in Sanford means we are not driving an hour to get to your job. We are local. When something comes up mid-project, we can respond fast. When a client wants to talk through a material decision in person, that is not a logistics problem for us. Local work matters to us in a way it cannot matter to a contractor who is based somewhere else and just passing through the area.
Sanford has a wide range of housing stock. The historic neighborhoods near downtown and Lake Monroe include some genuinely beautiful older homes that deserve careful work. Mayfair and the surrounding mid-century neighborhoods have solid bones with bathrooms that are ready for an update. Further out along the SR 46 corridor, there are newer subdivisions where homeowners are doing first renovations. We work across all of it.
The most common projects we handle in Sanford are bathroom remodels: custom tile showers, tub-to-shower conversions, full master bath rebuilds, and floor tile replacements. We also do kitchen backsplashes, large-format porcelain throughout living areas, accent walls, outdoor tile, and fireplace surrounds. Waterproofing is always done right. Every shower we build uses Go Board, Wedi, Schluter KERDI, or RedGard, depending on what the project calls for. We do not skip that step because we live here too and our name is on the work.
If you need help picking materials, we work through options with clients through our Central Florida supplier network. We have those relationships, and we use them to get clients in front of the right choices before anything is ordered.
KV Tileworks is James and Andrew. James has been in construction in Florida his whole life. Andrew ran his own tile business in Colorado before moving to Sanford with his girlfriend and three kids. Between them they have 15+ years of experience on high-end residential installs, custom showers, and the kind of large-format work a lot of tile crews will not take on.
Every project gets a written scope before work starts. Materials, timeline, cost. They work in occupied homes, keep the site clean, and do not move on until the work is right.
